The Extent
of the Parish
The parish covers a large area, which
has a variety of land uses. It extends northwards for about three
miles from the Humber to include Wauldby, to the east it reaches
to the outskirts of North Ferriby at Long Plantation: the eastern
boundary extends northwards over Melton Hill where it adjoins Swanland.
To the west, Welton is bounded by the Parish of Elloughton-cum-Brough:
from the junction of Kidd Lane with the Beverley Road, the boundary
skirts around the village and crosses the A63(T) close to the footbridge
and runs parallel to Common Lane before swinging somewhat to the
west before it crosses the railway line and the airfield. To the
south, the parish extends approximately two thirds of the way across
the river towards Lincolnshire. The
area to the north of the A63 is residential and open countryside
whilst to the south the land was, at one time, predominantly agricultural.
As soon as the Melton Grade Separated Junction has been completed,
almost all of the land bounded by the A63(T), Long Plantation,
the river and Gibson Lane will be developed for industry. |
Much of the remaining
land is what is now classed as “brownfield site”.
The most well-known of the brownfield sites
is the area between Common Lane and Welton Road, Brough which
was once covered by greenhouses and which is now being developed
for housing. About two thirds of this site for which outline planning
permission was granted lies in the Parish of Elloughton-cum-Brough
whilst the remainder is in Welton. When completed, the development
will provide some 1300 dwellings ranging from one bedroomed apartments
to grand, six bedroomed houses.
Almost all of the land from Skillings Lane in
Brough to Long Plantation and between the railway and a line drawn
along the main runway of the British Aerospace airfield is scheduled
in the Local Plan for light industrial development.
At present, there is no adequate road access
to this land but, with the continuation of the Brough Relief Road
due to open in two years time, and the Grade Separated Junction
at Melton, due for completion in 2006, it is expected that substantial
changes which will have a far-reaching impact on the Parish.
Regretfully, this development will do little
to encourage a return to the self-contained shopping centre around
the pond which was once a feature of Welton village. |
